Before I begin, I want to first disclose that I used to be a real estate broker and my partner is a licensed real estate broker. I believe that real estate agents can be a very important resource when selling your home.
However, there are situations where you may not wish to sell your home with a real estate agent. Here is a list of reasons why and how you can still get your home sold without an agent.
1. You do not want to show your home to potential buyers.
Many sellers, for personal reasons, do not want to show their houses to potential buyers. Some sellers do not want to go through the hassle of scheduling showings and for the general public to look at their house. Some sellers do not want their neighbors to visit their home which some may do if they are listed on the MLS (Multiple Listing Service) with a real estate agent.
2. You do not want to make repairs on the property.
Some sellers simply do not want to go through the hassle of making repairs on deferred maintenance on their property. Sometimes, it's easier to sell you home to an investor instead of repairing that old kitchen or bathroom that you were hoping to fix up when you were ready to sell. Most buyers on the MLS generally want a house in good condition or may ask for repair credits after a home inspection. Real estate investors like myself will buy the property "AS IS" and you do not have to make any repairs to the property.
3. You do not want to pay real estate commissions.
Although I feel that great real estate agents deserve commission when they provide exceptional service to their clients, we all know of agents who are either inexperienced, provide poor service and do not earn the 3-7 percent commission.
There are many other reasons why it makes sense not to list your property with a real estate agent. The bottom line is that there are other ways to sell your home without a real estate agent. You can sell your home by yourself (FSBO) or you can call a real estate investor like myself to buy your property directly from you. You don't have to deal with the reasons I've listed above.
At the very least, you should talk to a real estate investor to compare whether it makes sense to sell directly to an investor or to list your property.
